There are two kinds of Atlanta home rebate programs:
For New Construction homes, the builder/seller typically offers a 3% commission to a buyer's agent. When you sign up to buy your new home through me, I'll pay you a rebate of 2% of the home price that is deducted from my 3% commission. How does this work?
The home buyer rebate process is also simple. We can provide you with up-to-date real estate listings & status updates directly from the realtor mls, called the FMLS - First Multiple Listing Service. The FMLS is used exclusively by Realtors® to market homes for sale to the entire real estate industry. However, we do not limit the number of homes you want to see. We will give the rebate for ANY purchase of ANY home for sale, so you are free to search wherever and however you like. After you find the homes you are interested in seeing, simply contact us to schedule showings of all these homes to you. On the day we schedule, we meet you at the first home to see and then continue on to see all the homes. We keep doing this until you find the home that steals your heart. When you have found your desired home, we will perform a Comparative Market Analysis (CMA) for you to determine the best initial purchase offer price & start negotiations for your desired home. This will guarantee you the lowest purchase price. It's that simple!

Resale homes are currently or previously lived in homes. The seller has listed the home for sale with a Realtor® and real estate Brokerage or For Sale By Owner.
When the seller (builder or realtor) prices a home, they factor a commission (usually 6%) into the lowest possible sale price scenario. Typically 3% is allocated to the builder or listing Realtor®, and 3 % goes to the buyer's licensed agent. If you don't have a licensed agent, the builder or Realtor® keeps the entire 6%; they will NOT reduce the purchase price of the home for you.

We conduct home repair negotiations during your right to terminate & home inspection time period. We also request that the seller to contribute towards your closing costs, cosmetic repairs paint/carpet/etc. We negotiate your preferred closing date or move-in date. These initial offer requests are specific to each home, and it is vital that they are correctly constructed within the Purchase & Sale Agreement to make the best home purchase for you.
We get the best price for you along with your home buyer rebate. We administrate & coordinate the entire Purchase and Sale Agreement & transaction, any documents, amendments, exhibits, or required forms. We will coordinate with you all schedules and time/date deadlines through the day of closing.
