Roofs aren’t the most glamorous subject to discuss at dinner or social gatherings. As such, many homeowners don’t learn much about their roof until a problem occurs. From not knowing how much damage is actually there to not knowing whom to call when the roof leaks. Homeowners have plenty of questions when it’s time to call a roof contractor.
The answers to these questions can mean the difference in a couple of hundred dollars in repairs to thousands to replace the roof itself. While we can’t answer every question in a single post, here are 5 of the most common roof questions we get from customers that can get you started thinking about one of the largest investments you have.
How do I know when it is time for a new roof?
How old is your roof? Is it worth repairing?
We look for a couple of things, such as inspecting the shingles and looking for abnormalities, are they curled, losing granules, or shrinking? We also look at all flashing’s, vents, chimneys and in the valleys. Checking for any signs of wear or damage. We take the age and condition of the roof as a whole into consideration. If you are unsure about your roof and if the damage warrants repair or complete roof replacement, we offer free inspections and estimates. We also offer online resources to help you determine if it’s time to call a roof contractor.
Do I have enough ventilation?
Proper ventilation is one of the most important parts of a healthy roof system, this question is asked by most homeowners but every homeowner should be aware of it’s importance.
Do you have soffit vents? If not, are they gable end vents? You may also have ridge vents. Knowing what you have is the first step in finding out if you home is properly ventilated. We inspect all ventilation to ensure it is adequate on every roof. If ventilation is inadequate, we can install all types to vent your roof properly and extend its life and protect your investment.
Does shingle color matter for how long a roof will last?
Shingle color will affect the attic temperature to some degree. A darker roof will draw more heat into the attic where a lighter roof will draw less. Usually, a well-ventilated attic will perform quite well under a dark or light roof.
The main thing that affects the life of a roof is the type of shingle. Atlanta Roofing Specialists installs all types of shingles, with a large variety to choose from, we will inspect your roof and present you with your best options
Should I ask a contractor for a copy of their insurance?
Yes, always! When you ask and receive insurance certificates it shows two things – you are concerned who is on your property and that you are working with an insured, well-established roofing contractor.
Atlanta Roofing Specialists is fully insured with workman’s compensation and liability insurance and we will provide insurance certificated upon request. By using a non-insured roofer you run the risk of being held liable for injuries on your property.
Is there a “best time of year” to replace a roof?
Actually, yes. Spring through the end of November is typically the best time for roofing. In the South, with the much milder weather (for the most part), this can extend all year round with some exceptions during the “dead of winter” months like January/February. As a rule, once the thermometer hits the freezing point, it’s better to wait for warmer weather.
With today’s shingles, you can install in cold weather, however we try not to shingle in the cold if at all possible because of potential problems with installing shingles under 30 degrees Fahrenheit. Of course, if a replacement or repair is needed we will come out and inspect and fix your roof if possible, and at the very least, institute temporary measures until the weather warms back up. Luckily, in GA, we don’t have that problem too long, but even if it’s below freezing, we will do what we can.
